Within the Asset Facility Management sector, the needs of the property are totally different from those of the asset operator.
Just as for an operating company the approach is eminently practical and executive, for a heritage company it is essential to carry out careful monitoring of its assets to ensure that there is no deterioration in assets at any time, including that related to the need to adapt to the new European EPBD directive.
This oversight is especially relevant in cases where the ownership and operator of an asset are not the same and, therefore, the ownership does not have direct control over how it is being maintained.
In the latter cases, it is advisable to carry out the following actions, encompassed in four main axes:
Monitoring of the state of conservation of the asset.
Periodic control and monitoring of the state of the asset to avoid its asset degradation, guaranteeing that adequate maintenance of the asset is being carried out, in the contractual terms with the operator and in accordance with current regulations.
Asset adaptation strategy to the European EPBD directive
Analysis of the building in relation to the energy efficiency and decarbonization requirements defined by the European directive for the coming years, in order to implement an action plan with sufficient foresight.
Detailed knowledge of the asset
In-depth recognition of the asset with the aim of knowing its characteristics in detail, beyond merely visual inspection, and being able to anticipate the end of the useful life of the equipment and materials.
Centralized computing platform
Digitization of all available asset information in a centralized manner, either through a commercial platform or the development of an ad hoc platform based on the client’s specific needs.
